Posting Guide Lines of this board
We Welcome Real Estate related Ads and Discussions. Non-Real Estate Realted Ads, Spams, Personal Attacks and Profanities are Prohibited.

Subject lines should be clear and descriptive of what the post is about.

Do not type in all CAPS. This is considered shouting in Cyberspace, is hard on the eyes and posts in all CAPS may be deleted.

Non-Commercial Real Estate promotional posts do not belong in this Forum.

Avoid Off Topic Postings: Often people post remarks that have nothing to do with the subject of the original topic. These will be moved or deleted at my discretion. This is a Commerical REal Estate industry forum, not your diary. That means we don't need you to post and tell us what you ate for dinner, did on your birthday, your favorite color, etc. This is also not the place for political debates about Bush, Israel or your favorite Republican/Democrat/Libertarian agendas. The CREFORUM.NET is not a fan site, so please conduct yourself appropriately.

Post about the topic at hand, not about the people posting.

Keep your comments and questions relevant to the focus of the thread. Remember that you're also taking up other people's time when they read your posts. Most of them do not have the time to wade through irrelevant and senseless messages. Don't post simply to complain about someone else's spelling and grammar.

If you don't have anything to add to the discussion except "I agrees", "push" or "hear, hears" or just smileys, refrain from doing so. It's annoying to read through a lot of these especially if one is trying to find information.

One user should not impersonate another user.

Vicious/Malicious Postings: Postings that do nothing but criticize or attack another poster without any contribution to the forum will be deleted. Anyone consistently attacking another member or members will be banned from the forums. Posts should not harass, embarrass or threaten other users. Name calling posts will be deleted.

Use the Private Message Feature When Appropriate: Users should respect the rights of other ropers to have differing opinions. If you should find yourself in a continuous disagreement with one person, make your responses to each other via private messages rather than continuing to post messages on the Board.

If you have something personal to say to someone posting in the thread, send that user a private message.

Do not use the private message feature to SPAM registered users with promotional materials.

Do not post Soundscan data here. All such posts and inquiries will be deleted.

Use the CREFORUM.NET Search Engine before posting a common question as there is a good chance it has already been asked and answered.

Obscene/Pornographic/Violent postings: They will be deleted.

Do not post here asking for contact information and phone numbers unless you have tried the traditional routes yourself with no success. Use Prive Messges to achive that.

Please follow the direction for creating html shortcut links. At the top of every reply box is a link to UBBCode in your posts, which allows you to NOT post 1,386-character-long URLs that stretch some browser frames so wide that readers have to scroll sideways as well as verticially.

The CREFORUM.NET organization ("CREFORUM.NET") is committed to protecting the privacy of users of the CREFORUM.NET sites. We intend to give you as much control as possible over your personal information, including registration data. As part of the normal operation of the CREFORUM.NET sites, we collect information from you. This Privacy Statement describes the information we collect about you and how that information may be used.

Cookies: CREFORUM.NET employs "cookies" to provide users with tailored information. A "cookie" is an element of data that a website, when visited by a user, sends to that user's browser which, in turn, may store that element on the user's hard drive or memory. CREFORUM.NET uses cookies to better serve users of our CREFORUM.NET sites; any cookies sent by x-mode will be marked so that they will be accessible only by the CREFORUM.NET sites subject to this Privacy Statement. However, at his or her option and at his or her sole expense and responsibility, any user may block or delete our cookies from his or her hard drive. Other Notification: CREFORUM.NET may use user-provided e-mail addresses to contact users on an individual basis. At no time, unless such disclosure is required by law, a governmental agency, or specifically authorized by the user, will CREFORUM.NET disclose individual user personal information to unrelated third parties that is not publicly available.

Links with other sites

The CREFORUM.NET sites contains links to other websites, whether owned or controlled by CREFORUM.NET affiliates, or unrelated third parties. Please note that the privacy policies of these sites may differ from those of the CREFORUM.NET sites. CREFORUM.NET is not responsible for the privacy policies and practices of any linked website. We encourage you to read the privacy statement of any website you may visit.

Choice

"Opt-in" Emails: Users may "opt-in" to receive site notifications, newsletters, or other information via email. Users may remove themselves from such services at their discretion. Any email sent to an "opt-in" list will include directions for how a user may remove himself or herself from the list, or a URL where the user may find such directions.

Profile Display: In some cases, users' personal information may be publicly available through a user's profile display. In such cases, users have the option to opt out of publicly displaying their personal information, including e-mail addresses. Users may also enlist this technique when posing comments on the CREFORUM.NET sites. In cases where site profiles allow users to display optional information publicly, such entry and display is at the user's discretion and may be changed at any time by the user.

Email Display: In some cases, users may have the opportunity to use the CREFORUM.NET sites to send electronic mail to another user or email list. In such cases, a user's valid email address and real name will be included with such messages. Access

On the CREFORUM.NET sites, users can view their data on their personal profile page. Users are permitted to update their personal information directly through CREFORUM.NET.

Security

To secure site integrity, CREFORUM.NET employs measures, including but not limited to security audits, use of encryption tools and software, and other reasonable security measures and procedures.

Internal access to users' private and nonpublic personal information is restricted to site administrators and individuals on a need-to-know basis.

Enforcement

In the event that CREFORUM.NET becomes aware that site security is compromised or nonpublic user information has been disclosed to unrelated third parties as a result of external activity, including but not limited to external security attacks, CREFORUM.NET shall take reasonable measures which it deems appropriate, including but not limited to internal investigation and reporting, and notification to and cooperation with law enforcement authorities, notwithstanding other provisions of this Privacy Statement.

If CREFORUM.NET becomes aware that a user's personal information provided to CREFORUM.NET has been disclosed in a manner not in accordance with this Privacy Statement, CREFORUM.NET shall make reasonable efforts to notify the affected user, as soon as reasonably possible and as permitted by law, of what information has been disclosed, to the extent that CREFORUM.NET knows this information.

Updates to the Privacy Statement

To update the Privacy Statement, we will post both the changed version and its effective date here on FAQ.

No Guarantees For Factors Beyond CREFORUM.NET's Control

While this Privacy Statement expresses CREFORUM.NET's standards for maintenance of private data, it is not in a position to guarantee that the standards will always be met. There may be factors beyond CREFORUM.NET's control (e.g., "script kiddies", "crackers and other malcontents") that may result in disclosure of data. As a consequence, CREFORUM.NET disclaims any warranties or representations relating to maintenance or nondisclosure of private information.
